    Jean-François Breton


    Jean-François Breton has more than 25 years of experience in real estate. Founder of Carbonleo in 2012, Mr. Breton is the visionary behind the company’s success. Actively involved in all projects, Mr. Breton ensures the successful completion of each stage of development undertaken by its various teams. He oversees project designs, agreements with municipal figures, contract negotiations and relationships with investors.

    A born entrepreneur and experienced businessman, he has completed many major projects in several regions of Quebec. His most recent success, the Quartier DIX30TM, is a provincially recognized lifestyle center, located in Brossard. Since launching Carbonleo in 2012, Mr. Breton has surrounded himself with a strong team to pursue a single mission: to create quality commercial real estate developments that focus on the global experience.

    Jean-François Breton holds a degree from the School of Management at the Université du Québec à Montréal (UQAM).

    Andrew Lutfy has more than 30 years of experience in retail. As CEO and owner of Groupe Dynamite, Andrew has been highly successful in the fashion industry. Moreover, thanks to his strong skills in market development and his acute knowledge of the retail industry, he meets client needs in nearly a dozen countries around the world. As Chairman of the Board, Mr. Lutfy is involved in all of Carbonleo’s major contract negotiations, decision making processes, business development, and asset management orientations.

    Andrew Lutfy is actively involved in a variety of local charitable organizations, including the Cedars Cancer Institute, Centraide, the Starlight Children Foundation, and the CURE Foundation.

    Executive Vice-President & Partner, Development

    Claude Marcotte has worked for over 25 years in urban planning and development in the real estate industry; he has developed integrated urban projects, residential buildings, commercial centers and retail outlets. Mr. Marcotte is responsible for identifying new business opportunities and ensuring their planning and execution. In addition to coordinating the development and construction team, Mr. Marcotte oversees external consultants and suppliers, including planners, architects, engineers, contractors, and other stakeholders involved in the planning and realisation of Carbonleo’s real estate projects.

    Throughout his career, Mr. Marcotte has participated in the development and the implementation of major projects, including the Quartier Griffintown and the Tour des Canadiens condominium projects. Before joining Carbonleo’s team, Mr. Marcotte was a Senior Partner and member of the Executive Committee of Groupe IBI/DAA, where he managed the urban design, architecture, landscape architecture, and real estate divisions. Mr. Marcotte was also Vice-President of Real Estate Development at Loblaw Properties Ltd., where he participated in the implementation of the company’s banners in Quebec.

    Claude Marcotte holds a BA in Urban Planning from the University of Montreal.

    Vice-President & Partner, Leasing

    Nicolas Désourdy is a real estate professional with over 10 years of experience in the real estate and retail sales industries, including a strong focus on customer service. As Vice President, he is responsible for the leasing of commercial and office space across Carbonleo’s entire portfolio of real estate projects, with a focus on Quartier DIX30TM. As part of his responsibilities, Mr. Désourdy is actively involved in the negotiation of lease and service contracts, as well as overseeing the coordination of different departments responsible for project design and delivery for new tenants.

    In addition to his professional activities, Mr. Désourdy is a member of the Montreal and Next Generation committees of the International Council of Shopping Centers.

    Nicolas Désourdy holds a Bachelor of Business Administration from the University of Sherbrooke, a Certificate in Urban and Real Estate Management from Laval University, and is a graduate of the University of Shopping Centers program of the International Council of Shopping Centers.

    Murielle Zagury has built a solid expertise in the field of marketing and merchandising over the past 15 years. Most recently, she acted as the Marketing and Merchandising Director at Carbonleo since 2012, and Marketing Director at Quartier DIX30 since October 2014. Before that she was Creative Director at Devimco, since 2010. Appointed to the role of Vice President Marketing at Carbonleo in September 2015, Murielle now manages all marketing and communication activities for the company and its projects. In addition to overseeing marketing, public relations, advertising and branding for Carbonleo and for its various projects – including Quartier DIX30TM – she is also closely involved in coordinating the client experience strategy, and in the selection of different brands and banners in Carbonleo’s projects. A select group of internal and external teams support her in these numerous projects.

    Murielle Zagury holds a BA in Urban Planning from the University of Montreal with a minor in arts and sciences.

    Vice-President, Finance

    Jocelyn Galarneau has accumulated more than 25 years of experience in finance and accounting. He is responsible for project funding, budgeting, and managing cash flow and financial statements for the company and for its projects in development and under management.

    Jocelyn Galarneau holds a BA in Administration from the Université du Québec à Trois-Rivières (UQTR).

    Jean-Luc Dion has 35 years of experience in engineering and commercial real estate. Mr. Dion leads a multidisciplinary team in charge of all construction projects, multi-usage center developments (commercial, residential, offices, hotels, theaters, etc.), parking lots, and business services. Mr. Dion is a key contributor to several major projects, including the Quartier DIX30TM.

    Active in the construction industry, he acted as Chairman of the Advisory Committee of the Institute for Research in Construction of the National Research Council of Canada from 2006 to 2012. Also, he has received numerous awards including the Construire «Chantier d’importance» from the Association de la construction du Québec in 2008 for the Quartier DIX30TM project.

    Jean-Luc Dion holds a Master of Science in Project Management from the Université du Québec à Montréal (UQAM), a designation of Military Engineer Officer from the Canadian Military Engineers school (CME), a Bachelor degree of Applied Science in Civil Engineering from the University of Laval, and he is a member of the International Council of Shopping Centers (ICSC) and the Ordre des ingénieurs du Québec.

    Michael Stroll started his real estate career 13 years ago, specializing in investment sales for Royal Lepage. He completed large scale transactions with both private and public investors and was an annual recipient of the President’s Gold award as a result of his performance. He was also Vice-President of Think Retail, a leading real estate brokerage firm specializing in retail tenant representation, where he worked with a portfolio of regional and national retail tenants on their market strategy, site selection, lease negotiation and lease administration. Most recently, he was President of Cathcart Capital, a Montreal-based private mortgage lending and banking firm.

    Michael brings a great amount of determination, enthusiasm, and entrepreneurial spirit to the Carbonleo team.  As Director of Retail Leasing, Michael will focus on the leasing of new developments and assist in merchandising strategies.

    Michael is a graduate of the Collège de l’Immobilier du Québec. He is a member of the OACIQ and the ICSC and is actively involved in CJA charitable events in Montreal.

    Tuan Ngo has over ten years’ experience in the sales and business development field. Having started in the pharmaceutical field in multinationals such as Abbott, Bayer and Novartis, he has won the pewter cup twice for his outstanding performance on the field.

    Transitioning to Cushman & Wakefield, a global leader in commercial real estate, Tuan Ngo has managed various major accounts including Sun Life on the Quebec territory. During his tenior as a real estate broker, he has evolved in various sectors of Real Estate including Industrial buildings, Commercial and offices and represented various tenants.

    Tuan graduated from the Kinesiology Department at the Université de Montréal and is active in several charities.

    Sarah Arbique started her career in real estate more than 10 years ago.

    Having worked as a paralegal for land-surveyors’ offices, for a boutique law-firm in Montreal specializing in commercial leasing transactions and then at Ivanhoe Cambridge as a leasing manager, Sarah has enhanced her expertise by combining her legal knowledge to Commercial leasing. Her involvement in major files related to the Montreal Eaton Centre, Complexe Les Ailes, Place Ville-Marie and 900 de Maisonneuve, has allowed her to gain a solid understanding of recent changes in the Quebec market.

    Sarah is a graduate of the Collège de l’immobilier du Québec
